I recently rented one of the Buzzy apartments behind the Store to include having my new tenant review and sign the lease for the apartment. This is usually a formality and most renters sign it without too many questions other than to ask when is the rent due each month.
In the 17 years that I’ve been doing the landlord thing, I have been blessed to have had good tenants and hence no quibbles or qualms over terms of the lease. I’ve had some issues on other tenant matters, but none as far as the Buzzy lease policies and procedures go.
The current Buzzy lease that tenants and I sign is a combination of policies and lease language that I had a lawyer friend develop for me several years ago. Over the years, I have tweaked it here and there but for the most part it is a straightforward, two page recitation of the cost and terms of the lease. I won’t bore you by posting a copy of it here, but take my word that it is fairly un illuminating. (You know it’s a slack document when it doesn’t measure up enough to be posted on the Buzzyblog!)
On the other hand Buzzy’s “non-lease” titled “Apartment Procedures” that he conveyed to his tenants, is worth a look see. I have posted it on the Buzzyblog previously. However, whenever I happen upon it in my lease file, I have to smile at his ingenuity in taking such a pedestrian item like a would-be-lease and making it something enjoyable to read. (Note that the red-lined Brian referred to here was a previous tenant who obviously needed a reminder of the No-Guests-Extended-Visit Buzzy policy.)
As I viewed this, it made me wonder – who typed this up for him? I know he didn’t. Again, I had to smile when I landed on the following file info for the document: (Good job Lori and thank you!)
